The Diamond On Mission is a real estate development proposal for a mixed-use multifamily high-rise tower in San Francisco’s FiDi. This was a part of my final project for the summer semester of my UC Berkeley Master of Real Estate Development program. The prompt was to propose a development on the parking lot of the Federal Reserve Building at 101 Market Street. The site is located on Mission Street, and the building design is tapered at the top and bottom, like a diamond, to maximize the unit count on view floors and comply with SF’s Building Standards. The location and interesting design led to the name “The Diamond on Mission” - the next shining jewel of SF’s skyline. The deal was (hypothetically) structured on a 99-year ground lease from the Federal Reserve, utilizing State Density Bonus & AB 1287 to increase allowable unit count, and SB 423 to streamline entitlements.
